Inventory & Pace

  • New listings down ~20% MoM (seasonal), while sales only eased ~2%, keeping months-of-inventory relatively stable into late fall.

  • DOM at ~40 days = buyers have time to compare and negotiate; sellers must win on price and presentation.

Prices

  • The regional HPI is 7.1% lower YoY and nearly flat MoM—a controlled glide rather than a sharp drop.

  • Micro-markets matter: Fort Erie and Port Colborne/Wainfleet held up better YoY; Grimsby and St. Catharines saw larger YoY declines.
